Renting accommodation in the UK: a first-timer's walkthrough

From searching to signing — what to look for and what to ask before you commit.

Renting for the first time in a new country can feel like learning a new language. This guide covers the general process. Rules differ across England, Scotland, Wales and Northern Ireland, so always check the official guidance for where you live.

  • Set a realistic monthly budget that includes bills, travel and council tax where it applies.
  • Decide what matters most: commute time, cost, space or flatmates.
  • Prepare documents in advance — identification, proof of study or employment, and references if you have them.

Viewing a property

Look for signs of damp or mould, test the heating and water pressure, check window locks and ask what is included in the rent. Ask how repairs are reported and how quickly they are usually handled.

Before you sign

Read the whole tenancy agreement. Check the length of the contract, the notice period, who pays which bills and any break clause. Never send money for a property you have not been able to verify.

If something feels rushed, slow it down. A good landlord or agent will answer your questions.
